The simple version

What an EICR actually is.

An EICR is an Electrical Installation Condition Report. MPS inspects and tests the property's fixed wiring. That includes circuits, sockets and the consumer unit.

Then the report gives an overall result. It will say whether the wiring is satisfactory or unsatisfactory. Any concerns appear as clear classification codes.

What the report tells you

Result Satisfactory or unsatisfactory
Findings C1, C2, C3 or FI where relevant
Next step Clear action where work is needed
Document Your EICR report for the property
When to arrange testing

Know the trigger. Book the test. Keep the tenancy moving.

This section focuses on rented residential property in England. The rules can change. So landlords should also confirm the current requirements for their property.

Landlord EICR Three common reasons to book.
01

Your current report is reaching its next test date

Rented homes in England generally need testing at least every five years. However, the report may set an earlier date.

02

A new tenancy is about to start

A valid report can normally carry over to a new tenant. But you need a new test if the existing report has expired.

03

You have bought a property to let

Check what valid electrical report already exists. If there is no suitable current report, arrange testing before letting.

Landlords generally provide the report to tenants. They must also provide it to the local authority when properly requested. Local authorities can take enforcement action where the rules are not met.

EICR codes explained

C1, C2, C3 and FI without the jargon.

The code tells you how serious a finding is. More importantly, it tells you what needs to happen next.

Code What it means What it means for you
C1

Danger present

The electrician has found an immediate danger. Put simply, the issue needs prompt attention.

Unsatisfactory report

Remedial work is generally required. MPS can explain the fault and quote the repair.

C2

Potentially dangerous

There is no immediate danger in the same sense as C1. However, the issue could become dangerous.

Unsatisfactory report

Remedial work is generally required. So the landlord should deal with the finding.

C3

Improvement recommended

The electrician recommends an improvement. But C3 alone does not make the report unsatisfactory.

Recommended improvement

You can consider the work as part of future maintenance. MPS can price it if you want.

FI

Further investigation

The inspector needs more information about a possible fault. So further investigation is needed.

Do not leave it unresolved

MPS can investigate the concern. Then the team can explain any work that follows.

What MPS tests

The test goes through the wiring, not just the paperwork.

MPS checks the parts that make up the fixed electrical system. The testing helps show whether that system remains safe for use.

Consumer unit and protection

MPS checks the board and its protective devices. The team also records relevant signs of age or defects.

Earthing and bonding

MPS checks the main protective arrangements. These help reduce risk when an electrical fault occurs.

Visible wiring condition

MPS looks for damage, age and poor alterations. Accessible wiring also forms part of the inspection.

Fixed wiring test

Circuit testing

MPS carries out electrical tests across the installation. The results help identify faults that are not obvious by sight.

Sockets and switches

MPS checks accessible fittings and relevant circuit points. The team looks for damage and poor electrical work.

Accessible fixed equipment

Permanently connected equipment can form part of the inspection. That may include items such as fixed showers or extractor fans.

01
The EICR report Often called the EICR certificate. It records the inspection result.
02
Coded findings Any relevant C1, C2, C3 or FI findings appear clearly.
03
Tenant copy Keep the report ready for the tenant and your property records.
04
Remedial quote if needed If work is needed, MPS can price it without another site visit.
What you receive

A clear report and a clear next step.

MPS sends the EICR after the inspection and testing. The report records the overall result and any coded findings.

If the report is satisfactory, keep it with your property records. You can then provide the required copy to the tenant.

If work is needed, MPS can also give you a quote. So you do not need to start chasing another electrician.

Unsatisfactory report

If it fails, MPS can sort the work.

An unsatisfactory result does not need another contractor. MPS can quote the work that follows from the report.

Then the team can complete the agreed repairs. MPS can also provide the right follow-up electrical certification.

1 MPS explains the coded findings.
2 You receive a quote for the required work.
3 MPS completes the agreed remedial work.
4 You receive the correct follow-up certification.

Portfolio landlords

More than one address? Keep it simple.

MPS can arrange testing across several properties. So you deal with one electrical contractor.

We can also help keep renewal dates organised. That makes future planning easier across the portfolio.

01

Group the addresses

Where the diary allows, MPS can plan several properties together. That cuts down repeated organising.

02

Track renewal dates

Keep each property's next inspection date in one place. So future testing is easier to plan.

03

One point of contact

Use the same contractor for testing and remedial work. Then you know who to call.

Landlord questions

Landlord EICR FAQs.

These are the questions landlords ask most. The answers stay practical and clear.

How often does a landlord need an EICR?

In England, rented homes generally need electrical testing at least every five years. However, the previous report may require an earlier test. Always check the date shown on your current report.

How long does EICR testing take?

The time depends on the property's size and number of circuits. Access and wiring condition also matter. MPS can give you a likely timescale before booking.

Does the tenant need to be home?

Not always, as long as MPS has agreed access. However, you must arrange lawful access with the tenant. Make sure the electrician can reach the areas needed for testing.

Will the power go off during an EICR?

Yes, testing can require short power interruptions. So tell the tenant before the appointment. MPS can explain what to expect when you book.

What happens if the EICR is unsatisfactory?

MPS explains the findings and any work that follows. The team can then quote and complete the remedial work. You will also receive the right follow-up certification.

How much does a landlord EICR cost?

EICR cost depends on the property and the work involved. The number of circuits can also affect the job. Contact MPS for a price before booking.

Is an EICR the same as a home buyers electrical survey?

No. An EICR is a formal inspection and test with coded findings. A buyer survey focuses on a purchase decision before exchange.

Do you cover my area?

MPS covers Leeds, Bradford, Wakefield, York and Harrogate. The team also works across the wider local area. Call with the property postcode to check.

Can MPS test several rental properties at once?

Yes, MPS can plan testing across several addresses. Scheduling depends on location and diary space. So send the property list when you enquire.
